Anyone can buy Costa Rica property because the laws of the country protect private ownership of land and foreigners have equal rights with citizens when it comes to property. There are almost no restrictions on owning property in this country and you do not have to live there or even be in the country. Most tourists who come to Costa Rica enjoy the beauty of the country so much that they vow that they will return and purchase one of the many properties that are for sale.

Most people like to have beachfront property when they purchase Costa Rica property. This can be a problem because beaches cannot be privately owned in Costa Rica. The beaches are there for the enjoyment of everyone and the first 50 feet from the high tide level is considered public property. The next 150 feet is considered government property, but you can lease it. You need to know this before you start shooing people off your beach and find yourself in trouble with the law.

You cant buy an island for your Costa Rican property. If you try hard enough and are willing to have a lot of patience to wade through the paperwork, you could be able to lease one from the government for up to twenty years. Imagine owning your own private island in the Caribbean! Since the island is accessible only by boat, you will not have as much trouble having a private beach as you would on the mainland.

If you do lease an island as Costa Rica property, you do have to comply with all laws of the country. There is a regulating plan that will determine whether or not you are allowed to rent out the property to someone else for a vacation of if you have to make improvements to the island. Every five years, it will be inspected to make sure that you are not misusing the land and that you are complying with your contract.
