It is essential that you do go to the country when you are considering making such a purchase because of the different laws that might cause you problems in the future. All Costa Rica properties have to be registered and when you choose a lawyer to take control of the sale, he/she has to carefully research the title to the land right back to the original person who registered the land. You also have to inspect the property to ensure that no one has decided to take up residence on the property without permission. Squatters have rights in Costa Rica and if you do not take measures to evict them within three months, then you may not be able to get them off your property.
